Welcome to the consultation website for the proposed development at the former Ardale School, North Stifford, Thurrock.

Our aim is to create a development that positively contributes to North Stifford by providing new homes, including affordable housing for local people, a care home, improvements to open space and new safe pedestrian and cycle connections.

Clowes Developments and Bellway Homes aim to submit a planning application to Thurrock Council in June.

We welcome your feedback on the proposals, which are presented below:

The proposals will deliver:

  • 97 new family homes.
  • 40% affordable housing for local people.
  • A 77-bedroom care home.
  • A traditional architectural scale and style in keeping with the existing character of North Stifford.
  • Improved green areas.
  • Better pedestrian and cycle connections, including a new crossing on Pilgrims Lane.

The Site

Redline boundary for the site

The site is 13.67 hectares and borders the homes on Stifford Green (Harrington Crescent, Elvin Drive, Guardian Avenue, and Birchfield). The rest of the site is surrounded by a lush belt of trees which will be retained for the new development, giving future residents access to nature and a shield from Pilgrims Lane to the east and the A13 to the south.

There are several amenities nearby that serve the existing community, including the Dog & Partridge Pub and the Harvester Restaurant and several parks including the Davy Down Country Park, the Field of Peace, and the Mardyke Valley Golf Club. Our aim is for the new development to support local amenities, helping them to continue to thrive.
